The benefits of using a Buyer's Broker
when buying a home in Colorado.

In Colorado, there are three ways real estate agents can
work with buyers. They can be a seller's agent, a transaction
broker, or a buyer's agent.

Most agents here work as "transaction brokers." As such,
they simply put a transaction together. They cannot be an
agent or advocate for a buyer.

As a buyer's agent I owe full fiduciary responsibilities, duties,
and loyalty to the buyer. I work exclusively to give the buyer
every advantage in all aspects of the buying process.

No stone will be left untouched in finding properties for my
clients. I belong to our Multi-list system, which includes all of
Northern Colorado. I also search "for sale by owners," foreclosures, short sales, and bank owned properties.

Information provided will include how long a property has been listed, the pricing history and any prior listing and sale information. When a client is interested in a property I will do
a market analysis to evaluate the pricing.

My years of real estate experience have given me excellent negotiating skills, which I use to give my buyers every advantage.

I assist the buyer in investigating the property to make sure that all issues are known. I will recommend needed property inspections, and will negotiate in the buyer's best interests to resolve any and all inspection issues.

I make sure that we are requesting the best title coverage for the property, and any extra coverage that is needed.

Finally, I am there to review the closing documents, and make sure that the closing goes as smoothly as possible.
